Cypress View Lodge Limited (CVL) are seeking Expressions of Interest from larger not for profit approved providers to purchase our 19 bed aged care facility, 9 independent living units and the provision of home care packages on a walk in walk out basis.
CVL has great potential for growth and expansion. There is increasing demand for Home Care Packages (HCPs), high level residential care and Independent Living Units (ILUs).
The sale of CVL will include the business and properties. The main property is set on beautiful spacious ground just off the main shopping and service area of Coleambally - with plenty of room to expand.
CVL is the only Residential Aged Care Facility within a 65 km radius.
CVL are looking for a larger not for profit organisation that is willing to invest and maximize on CVL’s potential and secure aged care for Coleambally and surrounds into the future. The sale will be done with set non-negotiable terms.
REASON FOR SALE
The Board of CVL have decided to sell the business and properties because they can see the potential for growth but due to low economies of scale and limited resources cannot invest and make the changes required to achieve this.
The Board are incredibly proud of CVL, our place in the community and the quality of care we provide. However, we believe a larger provider is better placed with centralised systems, a broader income base and dedicated teams to oversee governance and internal policies.
ABOUT THE BUSINESS
Cypress View Lodge Limited (CVL) is a not for profit organisation providing aged residential care, home care packages and independent living units facility located in Coleambally, NSW. CVL has a 19 bed residential aged care facility providing permanent and respite care. Each room is private with ensuite bathroom, built in wardrobe, climate control heating and cooling and a garden terrace. CVL delivers consumer directed care packages to the communities of Coleambally, Darlington Point and surrounds, which enable care recipients to stay in their own home and develop a tailored package to ensure that their support needs are met.
CVL also own 6 one bedroom and 3 two bedroom accessible units in Coleambally. All units are located within walking distance to the aged care facility enabling tenants to access activities, meals and other services provided by the facility.
CVL is one of the biggest employers in the area, with 22 employees. All employees are highly skilled and continuously undergo personal development and training. One of the terms of sale is that all employees will be retained.
CVL is a community inspired project. In 1986 the Coleambally Aged Persons Association Inc. was formed, in recognition that accommodation units were needed for the aging population in the area. The main facility located at 16-24 Kookaburra Avenue was constructed in three stages. 6 ILUs were constructed in 1986, in 1995 the 12-bed aged care facility (the Lodge) was completed and then expanded in 2002 to increase the number of beds to 19. In 2005 the business commenced providing HCPs and in 2009, 3 additional 2-bed ILU were purchased.

Interested parties will be required to sign a confidentiality agreement prior to receiving an information pack. The canvassing of the Board or staff of Cypress View Lodge will automatically disqualify potential purchasers. The highest or any Expression of Interest not necessarily accepted.
